Project Description

The Lions Fleming Street Affordable Rental Housing project received occupancy in December of 2024. In collaboration with Greater Victoria Housing Society, this project brings 137 family & senior housing units to the Township of Esquimalt. The L-shaped building is nestled into the steep site, and features three amenity rooms with varying patios, and a range of units from 2-storey 4-bedroom family-units to accessible studios, and everything in between.

This energy efficient, six-storey development meets BC Energy Step Code Level 4 performance, and includes exterior wrapped insulation and high-performance triple-glazed tilt-n-turn windows with exterior roller shades where sun exposure is high. The building uses high-efficiency heat pumps and central ERV’s to eliminate the need for natural gas, targeting zero emissions.

The building was designed with a simple L-shaped form and a central elevator core location with a glazed lounge at each floor, facing south and overlooking the community playing field. The top floor of the east wing steps back to reduce the perceived massing, while also composing a balanced but asymmetrical relationship with both wings. These interacting forms are emphasized with warm coloured cementitious cladding that honours the original social housing building that was built for seniors on this site in the 1970s.
