The development at 992 Gorge Road in Victoria, BC, is a townhome and condominium project by Abstract Developments with architectural design by Low Hammond Rowe Architects. It’s an example of “missing middle” housing, intended to provide an alternative to traditional single-family homes in the Gorge-Tillicum neighborhood.
The project, sometimes referred to as “Gorge Townhomes” or “992 Gorge Road West Townhomes,” is a collection of 58 units, including both three- and four-bedroom townhomes and a mix of studio, one, and two-bedroom condos. The development is designed to address the need for ground-oriented housing in the area. Its three-story townhomes feature a blend of traditional and contemporary design, incorporating various roof forms like pitched, gable, shed, and flat roofs to complement the existing community.
The design aims to activate the pedestrian realm with features like front entrances, walkways, gates, and patios along Gorge Road and Rockwell Avenue. In addition to private outdoor spaces, the project includes shared amenities such as green spaces with seating areas and children’s play areas, a fitness facility, and a meeting room. The landscape design also features dense plantings and the inclusion of large canopy deciduous trees to line the streets. Additionally, the facade incorproates a restrained palette of materials to maintain a cohesive look: cedar siding for the ground-floor walls and soffits; rainscreen stucco for the middle levels; and charcoal grey metal cladding for the upper levels.
